1. Who we are
Hazard Clarity ("we," "us," "the service") is an educational property hazard screening tool. Contact: thano@hazardclarity.com.
2. What this service does
You enter a property address; we look up publicly available federal hazard data for that location (flood, earthquake, wildfire, and wind/storm risk) and show you a plain-language summary. This is an educational screening tool, not an insurance quote, coverage recommendation, engineering opinion, flood determination for lending purposes, or guarantee of insurability. We are not affiliated with FEMA, USGS, the US Forest Service, or the US Census Bureau — we query their public APIs and show you what they return, with a link back to each agency's own tool so you can verify it yourself.
3. Information we collect
Information you provide directly:
- The property address you enter to run a screening.
- If you choose to request a licensed insurance review: your name, email, optional phone number, and your relationship to the property. A phone number is required only when you choose a call or text response.
Information generated automatically:
- The hazard/risk results returned by the public sources above for the address you searched.
- Non-identifying usage analytics — see Section 5.
We do not collect government ID numbers, financial account information, your device's precise geolocation (only the address you type), or, knowingly, any information from children.
4. How we use information
- To generate and display your property risk screening report.
- If you submit a review request: to share your request and report with the insurance professional you select. Hazard Clarity retains an operational copy to support the request.
- To operate, secure, and improve the service, including through the aggregate analytics described below.
5. Analytics — kept separate from your personal information
Every time a report is generated, we record a small number of non-identifying facts in a completely separate data store from your report or contact information: the U.S. state and 5-digit ZIP code of the property (never the street address), the hazard category involved, the resulting risk level, whether this same property has been searched before (tracked only via a one-way cryptographic hash of the address — the address itself is never stored for this purpose), which report sections you expanded, whether you clicked to request an insurance review, and a coarse traffic source captured fresh on each visit.
Our application analytics exclude names, emails, phone numbers, street addresses and operational report or lead identifiers. Report generation statistics are recorded separately from contact records.
We also use Google Analytics to understand page usage. It may use browser identifiers and cookies. We do not send your report address or contact-form fields to Google Analytics. Advertising personalization and Google signals are disabled in our tag configuration.
6. We do not sell your personal information
We do not sell or share personal information with third parties for cross-context behavioral advertising or other forms of "sale" or "sharing" as those terms are used in California privacy law. Every page has a "Do Not Sell or Share My Personal Information" link in the footer — clicking it stores an opt-out flag in your browser only (not a cookie, not tied to any account) that turns off both our client-side engagement events and Google Analytics for that browser going forward. We also honor Global Privacy Control. This does not stop the operational processing needed to generate a requested report or handle an insurance request.
7. Third-party services
- FEMA, USGS, US Forest Service, US Census Bureau — public government sources queried live to produce your report. Census receives the address to resolve its location; hazard sources receive the resulting coordinates. We do not send these providers your name, email or phone number.
- Mapbox — when enabled, receives partial address input for suggestions. If Census cannot resolve your address confidently, we may also send the full address to Mapbox for an alternate location match. You must confirm that match before we use it for a report. Alternate matches use permanent geocoding so their address and coordinates can be retained with report records. We do not send Mapbox your contact-form name, email or phone number. - If you submit a review request, it may be delivered to a third-party agency system via a webhook.
8. Data retention
Report and lead records are retained for as long as needed to operate the agency review process. Analytics data is retained in aggregate, non-identifying form and is not subject to an identity-based retention schedule, because it never identifies you in the first place.
9. Your rights
We'll honor a good-faith request to know what information we hold about you, correct inaccurate information, or delete your contact or lead record — contact thano@hazardclarity.com. You can stop new analytics events from being recorded on your browser at any time via the footer link in Section 6.
10. Children's privacy
This service is not directed at children and we do not knowingly collect information from anyone under 13 (or the applicable age of consent in your jurisdiction).
11. Security
We take reasonable administrative and technical measures to protect the information we hold.
12. Changes to this policy
We may update this policy as the service changes. Material changes will be reflected by updating the "Last updated" date above.
